Gutter cleaning prices in 2026: what 165 companies charge

Starting prices for one-, two- and three-story homes, the two-story premium, per-foot rates and minimums, from the prices US businesses publish on their own websites.

Last checked October 17, 2026 · 165 businesses in 44 states and DC · 401 published prices in the figures

How much should you charge to clean gutters on a one-story or two-story home? We read the price lists and FAQ pages that 165 US gutter cleaning businesses publish on their own websites and recorded every price with its source. 118 are independent companies; the rest are franchise location pages, so independents' figures are shown alongside.

Starting price by home height

The lowest published price for a standard gutter cleaning. Price lists only; each business counts once, at its lowest starting price for that height.

HomeMedian starting priceMiddle halfIndependents only
One-story$149(59)$122 to $175$150(31)
Two-story$199(52)$175 to $249$225(27)
Three-story$300(13)$225 to $395$344.50(10)
Any home, no height split$175(55)$149 to $225$175(37)

Franchise location pages, most from one national brand, post lower two- and three-story prices. That pulls the all-business medians down by about 12%, so for taller homes the independents' figures are the better guide: $225 for two stories and $344.50 for three.

The two-story premium

Comparing each independent business's two-story price with its own one-story price, the median premium is 36%, or $50 (27 businesses). Counting franchise pages too, it's 29% (52 businesses).

Only 22 of 118 independent businesses (19%) publish a job minimum. Across all businesses that post one, the median minimum is $195, and the middle half set $150 to $250 (23 businesses).

Plans and what's included

Recurring plans earn a discount: twice-yearly plans cut the per-visit price by 10% to 23% (3 businesses). Few businesses say what the price includes: 34 of 165 (21%) say a downspout flush is included, 7 mention bagging or hauling away debris, and 3 mention before-and-after photos.

How the data was collected

Every figure comes from a business's own website or booking page, never from lead-generation "average cost" estimates. Each business counts once per figure, a median is shown only where at least 5 businesses contribute, identical franchise template pages count once, and promotions and blog-style cost guides are left out. Pages were checked October 17, 2026. Researched with AI tools and published by a human owner. Market reference points, not pricing advice.
